Selling with Rancheria Realty

We will partner with you to get the best price for your property using our knowledge of the industry and the local area.

Our Marketing

We market our properties through several avenues. The primary agent-agent marketing is our local multiple listing service (MLS), known as BAREIS (Bay Area Real Estate Information Services). This MLS covers the northern parts of the Bay Area, including the counties of Marin, Sonoma, Napa, Solano, and Mendocino. Our MLS automatically feeds to many popular consumer sites such as Zillow, Trulia, Realtor.com, and others. This accounts for much of the consumer traffic that we are seeing these days. We also have our own website with many clients that check often to see our new listings. All of our listings also get advertised with the Wine Country Weekly Real Estate Reader on an online platform, and we feature a few listings in each issue of their monthly physical magazine. We also subscribe to several ranch and farm websites such as LandWatch, Lands of America, Farm and Ranch, and Land and Farm.

Where

In order to highlight the features, attractiveness, and uniqueness of each listing, we strive to create relevant and captivating marketing materials. For a typical ranch or residential listing with at least one house, we advertise 60-95 high-quality photos, interior, exterior, and aerial (drone). For certain listings, we also offer video tours (including interior, exterior, aerial videography, and voice-over narration). Lot and land listings (no house) typically will have 30-45 high-quality photos, including aerial (drone).

Photos & Video

We also prepare property descriptions, maps, and brochures that help prospective buyers understand the features of the property and surrounding area.

FAQs

  • Real estate commissions are always negotiable. There has been a recent change in how commission work, though. Now at the time of listing your property we only negotiate the listing portion of the commission. Then a Buyer negotiates a commission with their Broker, and can either pay for that commission themselves or ask the Seller to pay that commission at the time of making an offer.

  • We would be glad to come take a look at your property and give you some ideas on how to prepare it for market. Often the best things to do are typical maintenance and decluttering.

  • Generally, our agents serve most of Mendocino County and the northern parts of Sonoma County (think Cloverdale, Forestville, Jenner, etc), but in some situations, we can certainly go further throughout CA.
